Expanding Strategic Dialogue Between Turkey and Greece
On February 12, 2026, D&A Invest participated as a Golden Sponsor and speaker at InvestPro Istanbul 2026, organized by Bosco Conference at the InterContinental Istanbul. The event gathered international investors, advisors, and business leaders in one of the region’s most dynamic financial centers, creating a platform for discussions on capital mobility, European market access, and long-term investment positioning.
Istanbul holds a unique role as a bridge between Europe and the Middle East, and the atmosphere of the conference reflected this strategic intersection. Conversations were highly focused, practical, and forward-looking — centered not only on residency programs, but on sustainable asset allocation and regulatory clarity in an evolving global environment.
During our presentation, titled “Strategic Entry to Europe: Greece’s Luxury Property Market & the Golden Visa Insights,” we addressed the structural changes within the Greek Golden Visa framework and, more importantly, the transformation in investor mindset. While previous cycles were driven largely by minimum entry thresholds, today’s investors are increasingly selective. The focus has shifted toward quality, legal transparency, long-term value retention, and assets capable of performing beyond short-term market fluctuations.
Particular attention was given to the €400,000+ segment, where demand for new-build properties now exceeds available supply. Regulatory adjustments limiting short-term rentals have further reinforced interest in residences designed for long-term living and stable performance rather than speculative returns.
Within this context, we introduced our latest development in the Peloponnese — a collection of eco-efficient, sea-view villas positioned near Porto Heli and Ermioni. The project reflects the new generation of Golden Visa-aligned investments: newly constructed, energy-conscious, low-density, and strategically located within a developing luxury corridor supported by significant private and institutional capital. Its qualification under the updated Golden Visa regime, combined with eligibility for Greece’s NON-DOM tax framework, generated strong interest among attendees seeking structured European entry solutions.
InvestPro Istanbul provided an important opportunity to engage directly with Turkish and international investors who view Greece not simply as a residency option, but as a stable EU market offering disciplined real estate fundamentals and lifestyle positioning. The discussions confirmed a growing appetite for assets that combine compliance, capital preservation, and long-term relevance.
Our participation in Istanbul reaffirmed D&A Invest’s role as a strategic partner for investors navigating cross-border opportunities between Turkey, the Middle East, and Europe. As regional capital continues to seek structured access to EU markets, Greece remains firmly positioned on the radar of sophisticated buyers.
